800 Granville Street – Vancouver

Bonnis Properties is proposing a transformative development that will propel the historic Granville Entertainment District into the next century. The 800 Granville block presents a unique opportunity to preserve the entire Commodore Ballroom and improve it, improve access and loading for the Commodore and the Orpheum, and also create a new performance space to support Vancouver’s arts and culture community.

The proposal is informed by the built context of the surrounding area, while responding to the economic and cultural trends of the 21st Century.  Included is a mix of heritage retention, active retail uses along Granville Street, a third-floor retail concourse, 397,000 sq ft of large-floorplate office space, improvements to support the viability of the Commodore and the Orpheum, and a new performance venue.

Project Type: Rezoning application

Dates: 2020 – ongoing

Woodland Park – Port Moody

Project Type: OCP Amendment, Rezoning Application

Dates: 2018 – Ongoing

Woodland Park is a 23-acre site that will be redeveloped over the next 15 – 20 years. The project envisions a complete community with neighbourhood retail, childcare, two City parks and significant green and open spaces, and an innovative mix of housing options including affordable rental housing, market rental and strata homes. Pooni Group assisted with the Official Community Plan amendment and rezoning applications, and led public engagement and stakeholder outreach. This work also included the development of the tenant relocation plan.

The Official Community Plan Amendment and rezoning received final adoption by Mayor and Council in December 2021. The project team is now working on obtaining all the necessary permits and approvals for the first few phases.

2280 Dundas Street West – Toronto

Project Type: Planning Strategy and Community Relations

Date: 2016 – ongoing

2280 Dundas Street West is an underutilized 10-acre site located next to one of the most well-served transit-hubs in Ontario. The redevelopment concept includes ground-floor retail, new office spaces, a mix of affordable and market rental units, new pedestrian connections, a large park, and a new high school all with the goal of capitalizing on this important intersection.

Pooni Group was engaged to develop a community relations and planning strategy and to implement a robust public engagement program. The engagement program was launched in 2017 with a community Open House that was attended by over 450 residents. Subsequently, the “Community Ideas Centre” was opened to provide a space for community members to access information and contribute feedback and ideas. Since the launch of the consultation program, Pooni Group has held 2 subsequent community Open Houses and has engaged with over 3,000 community members.

Mirvish Village – Toronto

Project Type: Rezoning Application

Dates: 2014 – 2017

Located in one of  Toronto’s most established and diverse neighbourhoods that, and inclose proximity to a transit station, the site is of importance to many local residents. The project includes 100% rental housing, small-scale retail, heritage retention, an indoor market, public space, and childcare.

Pooni Group’s role was to lead the consultation process by developing a comprehensive and meaningful engagement and communications strategy. For over two years this included stakeholder meetings, open houses, community information kiosks, a permanent on-site information hub, and social media. This work substantially shaped the project which received support from all four local resident associations and was approved at City Council. 

Sapperton Green – New Westminster

Project Type: Official Community Plan Amendment, Master Plan, Rezoning

Dates: 2011 – Ongoing

Sapperton Green is a 38.5-acre industrial site located next to Braid Skytrain Station in New Westminster. The plan for the property is a transit-oriented, master-planned community with over 5 million sf of development which will include market rental, condominium and below-market rental housing; office space; and retail space. The plan also includes funds towards a community centre and childcare facility, and significant parks and open space.

In 2011, Pooni Group was engaged to support the Official Community Plan (OCP) amendment process which included public engagement, planning strategy, and policy planning work. Through the process, we established and held meetings with a Community Advisory Group, held workshops and public open houses, and engaged with stakeholders. In late 2015, Council approved the OCP amendment. The rezoning process was subsequently initiated in 2017 and is currently ongoing.

Flavelle Sawmill – Port Moody

Project Type: OCP & Regional Growth Strategy Amendment, Rezoning

Dates: 2012 – ongoing

The Flavelle sawmill is a 34-acre site with deep roots in Port Moody that has been operating from its existing location at the edge of the Burrard Inlet for over 100 years. Envisioned is a complete, oceanfront community within 10 minutes of rapid transit. To facilitate future development an Official Community Plan (OCP) as well as a Regional Growth Strategy (RGS) amendment were completed in 2018. Next step in the process will be a  master plan and rezoning application. 

Pooni Group was engaged to provide strategic advice, planning, and public engagement services. This work includes coordinating the OCP amendment application, information kiosks, neighbourhood canvasses, open houses, stakeholder and community meetings, and meetings with the City.

Dundas Street West – Toronto

2280 Dundas Street West is an underutilized 10-acre site located next to one of the most well-served transit-hubs in Ontario. The redevelopment concept includes retail, office spaces, a mix of affordable and market rental units, a large park, and a new high school. Pooni Group was engaged to develop a community relations and planning strategy and to implement a robust public engagement program.

Harris Green Village – Victoria

Harris Green Village, located in Downtown Victoria, is envisioned to bring over 1,500 new rental homes, including affordable and accessible homes, over three phases. The application includes townhome and apartment form rental homes, a public plaza and park space, daycare space, new office and commercial space. Pooni Group was engaged to provide strategic advice and public engagement services.

Barclay Street – Vancouver

Located at the eastern edge of Vancouver’s West End neighbourhood, Pacific Northern is proposing to rezone 1063-1069 & 1075 Barclay to permit a 47-storey tower with a mix of social and market housing. Pooni Group was engaged to provide strategic advice, guidance on the planning entitlement process, public engagement services, and tenant relocation assistance.

The Flavelle Sawmill is a 34-acre envisioned as a complete, oceanfront community within 10 minutes of rapid transit. RiverSky – New westminster

RiverSky by Bosa Properties is one of New Westminster’s key riverfront properties, prominently situated adjacent to the River Market and steps from SkyTrain. Pooni Group provided strategic advice, planning, and public engagement services.

Strawberry hill – Surrey

Strawberry Hill is a 35-acre site situated at 120 Street and 72 Avenue in Surrey, envisioned to become a vibrant and complete community. Pooni Group was engaged to provide planning strategy, project management, and public consultation.

The DUKE – Vancouver

Located near Kingsway and Broadway in Mount Pleasant, The DUKE was one of the first projects to be accepted under the City of Vancouver’s Rental 100 Secured Market Rental Housing Policy. Pooni Group was engaged to help navigate the Rental 100 policy and led the public engagement work.

VANCOUVER HOUSE – VANCOUVER

Vancouver House is located at the gateway to downtown Vancouver, at the base of  the Granville Street bridge. Its prominent location and oddly shaped site called for innovation and creativity. Pooni Group was engaged to provide public engagement initiatives, strategic input, planning policy services.

OAKRIDGE CENTRE – VANCOUVER

Oakridge Centre is a unique 28-acre urban site at the midpoint of Vancouver’s Canada Line subway line, slated to become a mixed-use neighbourhood centre. Pooni Group was engaged to work on public engagement, stakeholder outreach, planning strategy, and policy planning. Through extensive public engagement we connected with over 33,000 people.

Currie Barracks – Calgary

A 146-acre mixed-use community on the former Currie Barracks site. Pooni Group was engaged to work on public consultation, stakeholder outreach, and the planning strategy for Currie Barracks.

LANGARA COLLEGE – VANCOUVER

In 2008 Langara College entered into an ambitious 25 year phased campus masterplan that involved amendments to both the Langara College Policy and CD-1 Zoning. Pooni Group has been engaged to work on the masterplan, zoning and policy amendments as well as assisting the college with the RFI’s and RFP’s for the various masterplan phases.

HELMKEN & RICHARD – VANCOUVER

This unique and complex project included the rezoning of two properties to facilitate a new City-owned social housing building as well as a condo tower. Pooni Group provided public engagement services, strategic advice and helped facilitate the rezoning application.

Station Square – Burnaby

The 11.8-acre site at 6200 McKay Avenue in Burnaby will undergo three phases to encompass 5 landmark residential towers. The revitalization of Burnaby’s landmark retail plaza is based on sound planning principles where residential high-rises will intertwine with retail, office and entertainment uses. Pooni Group provided public consultation for Beedlie Living and Anthem Properties.
